I have been using BMW leather riding boots for 5 years, first pair lasted 4 years, 70,000km, fully waterproof, about $300
might be worth a look

i have had Oxtar matrix gortex boots since 2003 on the bosses recommendation, 5 bikes and 100000k later they are still waterproof, zips are perfect and very comfy, not looking pretty any more but not quite wasteland either.
